This 1920s Boulder Bungalow is a charmer both inside and in the private backyard. The well-equipped indoor kitchen and outdoor BBQ are ideal for feeding even the hungriest of guests. If working remotely is on the agenda, enjoy views of the foothills from the upstairs office. When a bit of couch time is in order, then relax in 1 of the 2 living rooms, both with 50inch Smart 4K TVs (no cable TV, but have casting ability built in). Last but not least, free parking is available along 9th street, which has varying daily traffic. Based on City Ordinance, no more than 3 unrelated guests allowed.
The home may seem modest from the outside, but looks can be deceiving. Within the 1900 sq ft home you'll find:
- fully renovated garden basement
- 2 full baths (one per floor)
- 4 bedrooms (2 per floor)
- 2 living rooms (1 per floor)
- 1 well equipped kitchen (top floor)
- dining room (top floor)
- Central air conditioning (rare find in this city)

The Bungalow is located in Boulder's University Hill neighborhood, affectionately referred to as The Hill. Given the proximity to both CU's Campus and Chautauqua Park (15 minute walk to either), The Hill is a blend of historic homes and student rental housing. It's a true cultural mix ranging from late 1800s homes to the occasional beer pong table.
Convenient walking access to major attractions in Boulder:
Chautauqua, 5-10 minute walk (0.3 miles / 2.5 blocks)
CU Campus and major bus lines, 10-15 minute walk (0.7 miles)
Downtown / Pearl Street, 15-20 minute walk (0.8 miles)
The home is located atop a Hill, so it is downhill to downtown and uphill on the return. Directly in front of the home is convenient, non restricted, street parking.
The home is located along 9th street, which can be a busy at times, but interior road noise is not an issue.
Per Boulder Zoning we can rent to a maximum of 3 unrelated guests or a related family of up to 6.
Although large snow storms are rare, we urge street parking guests to use 4WD vehicles as well as park in front of the home (downhill orientation).
